7A- Testing the Hypothesis

-The opportunity I am presenting is the creation of more parking in Gainesville. Me and my three roommates were blessed with a massive lot that I think could be a major cash crop for us. Gainesville as we all know isn't exactly known for its variety of parking. You either have to pay for a decal or parking spot in most cases unless you own your house or parking spot. What I'm interviewing people about is the opportunity of purchasing a parking spot through us as opposed to a more expensive venture. All five people I interviewed are Gainesville students. 3 pay for parking spots, one is a friend who we let park at our place for free, and the other is a homeowner who has her own driveway and spot.


                    INTERVIEW ONE: PAYS FOR PARKING AT STANDARD 

1. What do you think about your current parking arrangement at your complex?
     
          -Well, financially I don't have to pay for my spot this year my parents are taking care of it, who by the way were dumbfounded when they were told they'd have to pay an extra $150 a month on top of an already pricey rent just so that I have a place to park my car. As for next year they're making me  help with and I presume parking as well.

2. If I told you I were interested in possibly making our property into a mini lot for say 20-25 cars manly for people from Standard complex to defer to for a fraction of the price  say, $30 monthly would you consider switching?

        -I'd have to come check out the location you know, see exactly how close it is and if it looks safe. Cant have my car broken into.

3. Is that your main worry? IF not what is?

       -Well I mean yeah, the Standard has security and surveillance, not to mention people are always around, so I guess what I'm saying is it would be easier for someone to get ahold of my belongings at your place as opposed to Standard. Not to mention, what if I come there and someone's in my spot and I have no where to park?

4. We would form some sort of document for y'all to sign and for us to keep record of whether its proof of purchase, or the make of your car and license plate, to prevent people who haven't paid from sneaking in.. and yes a tow truck will be enforced. Does this change your mind a little bit?

     -Maybe...Maybe what ill do is give it a try next year maybe for the first month or something and see how it goes.


                                        Interview 2: Standard parking spot owner

1. What is your current attitude towards parking at the Standard?
   
      -Well my parents cover my rent and parking so I guess its fine.

2. They were upset or angered by the ridiculous monthly fee?

     - Im not really sure, they didn't say much about it, but then again I didn't really ask either. They did most of the price talking when I wasn't around.

3. You're aware of where I live, If you had to pay for rent and parking on your own, would you consider parking at our place for say $30 a month instead of $150.

     -Heck yes! I mean you know I leave my car there sometimes overnight anyways, but I would never pay that much monthly for a dang parking spot! no way.

4. Would there be any issues with security or fear of anything happening to your car at our lot if we decide to go through with this?

    -Not really... I mean I've left my car there before multiple times and nothings happened. And nothings happened to any of your cars yet right? so yeah I would definitely be interested in saving money through you guys.

                                       Interview 3: Standard parking spot owner

1. What is your current attitude towards parking prices at the standard?

    - Definitely overpriced but its the best option.

2. If I told you were were opening a lot on our property for say 20-25 people for $30 a month would you consider?

    - That definitely sounds like a good idea but my parents pay for my spot and feel safe with it in the standard parking garage.

3. Even if the bill was in your hands you'd still keep it there?
 
    -Most likely, unless I was really hurting for cash then i'd be forced to resort to an alternative, but as long as my funds were sufficient I would stay in the parking garage mainly because of comfort. Ill sleep better with my car in the parking garage than if it were in your lot.


   
                             Interview 4: Friend who we are currently allowing to park in our lot

1. Now I know we're letting park in our lot for free right now, but what if I told you we were turning it into a 20-25 car lot for people who wanna pay less than standards prices say $30 a month?

   -Well I'd hope you guys would let me slide for free but I know thats probably a low possibility. But I mean i'd be down. I'd probably tell my dad I have to park at standard for $150 and month, give you guys thirty of it and pocket the rest.

2. So as far a comfort or trust issues with your car in our lot, you have no worries?

   No... Ive left my car at your place overnight for almost two months now and nothing has happened. Plus I'm always in and out switching out my car and scooter. I think you guys could make this work.

3. Is there anything we could improve on to make sure your as comfortable as possible?

     -You could always install a camera or make the fence more secure and lock it up overnight... But i thinks thats a little overboard but some people may need that extra camera to feel safe and secure with their car staying at your place.


                                              Interview 5: Current homeowner 

1. How do you feel about your current parking situation?

    - Well I live in a house so we have a good size driveway that all four cars can fit into, so good I guess.

2. Have you lived in an apartment complex before that charged for parking?

    -Yesssssss. The place I lived in before here charged hundreds a month for their "fancy" parking spaces. After months of doing that, I couldn't watch my bank account crumble anymore and went and bought a city decal for like $100 bucks. It was a lot cheaper but you didn't have a reserved spot, it just allowed you to park in certain areas in Gainesville. So must of the time I would park far away from my apartment or even worse not find one and keep driving around until I did which was extremely frustrating.

3. Was this a factor when you decided to live in a house instead of an apartment?

    -Oh forsure. That and privacy, I need my privacy and I don't need any unnecessary expenses since I pay for everything on my own.

4. Were thinking about turning our lot into a mini parking lot for people to pay monthly for a way cheaper price than their competitors.. if you were them would you consider?

   -Definitely, I looked into local parking garages that were near my apartment but there weren't many, and the ones that were viable were also very expensive.


                                                                Summary                   
-All in all, It seems the obvious variable here is the impact the parents have on their kids financial needs. This idea of making our own lot available to others, will most likely be directed at a less fortunate group of kids, kids who parents make them pay for everything, or people like interview three who found a way two ways to benefit from our plan. It'll definitely take some serious time and planning but I think were might have something here. For the home game this week were going to put up signs for people to park there during the weekend and use that as kind of a trial run and see what happens.

                         

8A- Solving the problem

-Here in Gainesville parking spots are an issue in terms of limitation. Whether your a student or a  local of Gainesville, you may find it frustrating when trying to find a place to park your car. However I understand that there isn't a lot of available space around the campus and downtown Gainesville (Which are the areas my blog if pertaining to) area for more lots to be built. So, apartment complexes use this scarcity to capitalize on college kids and residents to pay an absurd amount money for either a parking spot, or a parking decal.

-When I moved into my home located off of nw 6th pl this semester (Which I had never seen prior to the actual move in date) I immediately captured an opportunity. Our house, isn't very big but our lot is. It already came with a barbed wire fence surrounding the area for cars and currently can fit roughly 15-18 cars depending on the size in there. Now, thats just me speaking in terms of the sand paved area the designated for cars to park. With a little reconstruction, and minor expansion of our lot, were talking a possible extra 10-12 cars that could fit easily.

- Heres where the real opportunity presents itself. One of my roommates work for the Standards apartment complex which is a brand new apt complex here in Gainesville. Its very nice, and also very expensive. One thing that most people complain about its the over priced cost of $150 monthly parking to have a spot in the garage. Seeing that my house is located no more than a quarter mile away from the complex I sparked an idea. We already have a couple friends who live there and refuse to pay the fee and perfectly content with parking at our place, for now. Its still in the early works, but I think there could be some serious coin in this for me and my roommates. Just throwing a random number out there like maybe $30 dollars a month for a guaranteed spot at our place just might catch the attention of residents at the Standard and maybe other ventures as well.

6A - Identifying Opportunities in Economic and Regulatory trends.

1.) Baby boomers aren't retiring

    B.) A recent and very important survey shows that over half of workers ages 45-75 are being forced to delay retiring due to the great recession. Because of the recession, baby boomers are preventing millennials from taking their place therefore slowing up the standard career track plan that they originally planned for. Companies hiring rates are lower due to multiple reasons such as keeping their overhead low, remaining flexible in a uncertain environment, and prevention from paying higher healthcare benefits.
 
   C.) I think that even though this is tough situation for younger people it'll allows us to be more creative and innovative in terms of our knowledge of technology which could be our upper hand on creating a new opportunity for the economy just as the creator of snapchat or Facebook did.
 
   D.) The job force is obviously way more competitive than ever before so I cant necessarily say this is will be easy to exploit, but it can most certainly create more job opportunities for people if some technological advancement or discovery requires employers which it most likely will.

- I saw this opportunity when I was reading about how older folks who can afford to retire consider themselves semi-retired are emotionally scarred and are taking longer to retire because of the experience during the recession. This could also be an opportunity to acquire higher degrees to set yourself up for a more successful career since the workforce is so competitive.

2.) Higher stock prices

     B.) Stock have been working really well in the U.S for almost a decade now and continue to maintain legitimacy. Theres a good chance that stock prices will continue to rise in 2018 which creates an opportunity for people to capitalize on their investments.
 
    C.) Companies who are doing well could most certainly create an opportunity for their investors as well as new and upcoming companies who have proved their legitimacy and continue to grow. I know Bitcoin has really blown up over the past year creating a huge opportunity for investors o capitalize their money on as well as other companies to conglomerate and expand their own resources as well.
 
    D.) I think stocks should be very easy to exploit. It seems that most people already have money invested in some sort of stock and could really cash out if they invest wisely.

- I already planned on using one of the two economic trends regarding to the stock market and caught a glimpse of this short article when looking for other ones. It was much of an article, but its probably one of the most important and obvious ones that creates opportunities for everyone.

 3.) Cyber threats and cyber risk

   B.) The New York State department and DFS issued a proposal for banks, insurance companies and other DFS-regulated financial institutions to establish a cybersecurity system and comply with the newer regulated requirements.

   C.) Banks and other financial companies will effected with this opportunity when it is implemented.

   D.) Cyber threats are becoming a more serious and common problem as the world continues to grow in the technological field. I understand that this is a very serious concern to our government because a cyber attack could very serious to our country and must be avoided at all cost. with that being said, I don't think this will be hard to exploit.

    - I came across this and saw that this one as of the top regulatory trends that was implemented months ago and should become required immediately all over the country because our economy and country is a very technological based country that should have maximum security enforced firewall to prevent cyber attacks of all kinds where that be domestic or not.

   4.) Pipeline integrity and safety

     B.) Air pollutants remain a serious problem to our country. Some factories emits an excessive and unregulated amount of toxins daily which is a serious threat to our O-zone as well as human health. While officials are trying to make sure every factory is regulated, the other goal is to reduce methane emissions from all existing regulated factories as well was ones that aren't.

   C.) Businesses are going to have to increase their expenses to keep up with the regulations. The plan also proposes that pipeline operators change the way they secure and inspect gas pipelines during natural disasters like hurricanes and flooding.

    - This seems to be another common regulatory trends because the government is constantly dealing with improving gas emissions and making sure that they're regulated.

5A- Identifying local opportunities

1.) Power restored to most of Jacksonville, but some remain in the dark.

 - The article talks about how a week after Hurricane Irma residents in Jacksonville still haven't had power restored to their homes. Hurricanes as we know, are a huge blow to the economy and our economic resources whether its the real-estate business or shortage of basic goods.

 - The problem here is expands to everything from flooding to wind and rain destruction. Jacksonville had flood problems that were way more serious than anticipated and is still recovering deeply from this. Even the more expected natural forces like wind and heavy rainfall destroyed peoples homes and power lines leaving citizens homeless and powerless. The real estate economy will be suffer from this as well as resources like gas and water which have risen substantially because of the storm.

- The people of Jacksonville are the ones who affected most by this as some residents still don't have power. For all residents, the price of just about everything has risen and is causing problems for them.

2.)10,000 people in Keys left homeless by Hurricane Irma, governor says.

 -The effects of Hurricanes category 4 strength left roughly 10,000 residents in the Florida keys homeless. Residents who were evacuated were given the "ok" to return to their homes down in the keys after the mandatory evacuation only for 10 percent of the residents to realize their homes had been completely destroyed.
   
-The problem here is that Hurricane Irma was so powerful that it destroyed many homes leaving a lot or residents homeless. Even residents whose home was still standing are waiting for resources like water and power to be restored.
 
-The problem manly effects the residents of the keys but also effects their relatives because this is such an awful tragedy that left me friends and relatives of the residents in grief.

3.)First lawsuit filed against Hollywood nursing home 
after 8 residents died

        -After 141 residents of a nursing home in Miami were evacuated due to Hurricane Irma 8 lives were lost due to the harsh conditions and treatment but the nursing homes workers.
        -Family members of the victims of a nursing home are pressing charges against the nursing home after 8 lives were lost due to harsh conditions during the process. The report came back and they stated that the victims died due to cardiac and respiratory failure due to a air cooling system  malfunction.
        -The victims and victims relatives are affected by this as well as the workers and owners who face the scrutiny.

4.)Family hospitalized for carbon monoxide poisoning 
after using generator indoors

        -Due to the power outage in Miami, the Hialeah family deiced to use their generator to supply power which resulted in them being transported due to carbon monoxide poisoning.
         -The Hialeah family of four was sent to Mercy Hospital with symptoms of carbon monoxide poisoning after a generator was left on near an open window in their apartment Friday morning. Further investigation is on going and all members seem to be recovering ok.
         -The Hialeah family are the ones who have the current problem but the manufactures may have problems in the future.

5.)Haitians are going to lose the fight for TPS, and that's OK

       -The end of the temporary protection status for Haitian immigrants is coming to a conclusion in January. This marks the 7 year mark since the deviating earth quake occurred in Haiti and immigrants are trying to appeal the end of their extension.
       -Haitian immigrants are battling congress trying to stay in the U.S but will unfortunately probably lose but right fully so. Its been 7 years since the earthquake in Haiti and things are starting to get better allowing the immigrant to come back. The country of Haiti is planning on welcoming back a cadre of Haitian medical professionals, teachers, engineers, accountants, etc. A program to integrate them into the public and private sectors that offered equitable salaries would allow returnees to contribute to Haiti's long-term development. Also, we must acknowledge that extending TPS makes no sense politically when Haiti isn't overwhelmed by a humanitarian crisis, and instead hold the Haitian government to higher standards. Although Hurricane Matthew wreaked havoc on the south of Haiti, Irma skirted its northern coast. Most of the country is safe, stable, and hungry for sustainable economic and social investment.
      -The people of Haiti are the ones who are affected by this.

4A- Forming an opportunity belief

I have a belief that Chipotle customers think that more food comes in a burrito bowl than a burrito. Its been a pretty hot topic over the years that people are still indecisive about. I personally think the quantity of food on the bowl is significantly larger than a burrito, however the workers insist  they're proportional and charge the same price for both. With that being said, I decided to interview two students here in Gainesville (20 and 22 for what its worth), and a Chipotle employee.





Interview number one: Student number one
   1. Do you think Chipotle bowls/burritos contain the same amount of food?
            ~ No I do not.
     
      2. Which of the two do you think has more?
            ~  The bowl for sure.
     
      3. When did you first notice this?

            ~ I cant remember exactly, but within the first few trips.

      4.  Have you ever confronted any of the employees about this?

            ~ I have not.

      5. Have you done anything to resolve this? How did you handle this then?

            ~ I just stick the bowls. If anything I ask for a tortilla in the bowl and roll my own burrito.

      6. Does this bother you at all?

            ~  Nope, its not worth the argument.


Interview number two: Student number two

   1. Do you think Chipotle bowls/burritos contain the same amount of food?
           
            ~ No.
     
      2. Which one of the two do you think has more?
    
           ~ I believe the bowls are bigger. I've had leftovers from my bowl one time that I rolled up that was bigger than a burrito I've ordered from there in past. Plus its tougher to roll more so they try to make it "rollable."

      3. When did you first notice this?

            ~  When I started getting burrito bowls instead. I started off getting burritos and buddy of mine told me to get the bowls they have more food, so I took his advice and haven't changed since.

     4. Have you ever confronted any of the employees?

            ~ No, I have asked if they can put more on my burrito on the rare occasion when I switch it up.

     5. What if you're in the mood for a burrito but know about this problem? Does it bother you? 

          ~ If anything i'll just take the L, or order a bowl with tortillas on the side.

Interview number 3: Chipotle worker

    1. Do you guys serve the same amount of food in burritos as you do in the bowls?

        ~ Well technically were suppose to, but I always put more in the bowl so it looks better. If I put the same amount in the bowl as I do the burrito it would look disproportionate.

    2. Has someone ever called out on this?

        ~  No, sometimes people ask which one has more and I tell them bowls usually have a little more and they switch half of the time. Or some customers who order a burrito just ask for a little more which I have no problem doing to a certain extent.

   3. Do most employees know about this or do the same thing?

      ~ Yeah, its kinda like a low-key thing that everyone does.

   4. Has a manager mentioned anything about this to you before?

      ~ No, when they complain about food quantity issues its usually for giving people too much not too little.

   5. Have the managers talked about upping the size of the tortillas to fit more food in there?

     ~ They had a discussion about making the tortillas and bowls smaller at one point but not bigger. Its that big of deal to people who know about they just get a bowl or tortilla in the bowl or on side. The complaints usually come the they think that there getting less than usual, so we give them a little extra and if they still complain we tell them they can pay for double because that usually the issue.
       


                                                                 Summary
Overall, most people in our age group are aware of my belief and share the same thoughts. However, its the older crowd, or people who don't go as often as the typical target audience that aren't as aware. Every time I order food for my parents or even grandparents I make sure to tell them about this and they usually change their mind and order a bowl instead. I know most people who read this will already know about this but there are some who don't. I found it kind of odd that he employee was so open about this but I respect him for being honest. This just shows that there are many loopholes in the restaurant business so it would wise to do a little research on some of you're favorite places or new places to see if you're really getting the best bang for your buck.
